  • Negotiating a fair lease one time that is thereafter used as the form lease, subject only to the particulars of each project. The variables are usually limited to the acquisition and development costs of the site, allowing us to merely fill in the address and rent based on an agreed-upon formula.
  • Negotiating recurring soft costs one time.
  • Negotiating building (prototypical) costs one time.
